    • Residential Home Inspection

      This inspection is for persons buying or selling a home to determine its current condition with respect to structure, systems, functionality and safety. Note: Pools, septic, termite and irrigation system inspections can also be arranged and/or performed by Careful Home Inspections at the same time as the home inspection. These ‘specialty’ inspections cost extra and are priced for you on the website under the “Pricing” tab.

    • New Home Inspection

      The inspection of a newly built home is a thorough, visual inspection of the entire home. Our inspectors will determine if the home is up to current building standards and assess whether all systems/appliances/outlets/plumbing fixtures/doors/windows are performing as intended. This also includes functionality and safety assessments. This inspection is usually performed and reported 1-3 days before final walk-through with the builder.

    • 1-Year Warranty

      This inspection typically takes place 15-30 days before the expiration of your builder-provided one-year warranty. It is as thorough as a final new home inspection and allows the homeowner to also highlight problems that they have noted as well.

    • Pre-Drywall or Framing Inspection

      This inspection takes place 1-3 days prior to installation of energy seal/wall insulation and drywall (sheetrock). It is a thorough inspection of exterior moisture barrier, attic framing structure, ceiling and beam details/connections, hold-down details and door/window framing. It is also a thorough inspection of supply, drain and gas piping, electrical wiring and HVAC duct runs, exhaust vents and other details related to ventilation.

    • Pre-Pour Foundation Inspection

      This inspection takes place 1-2 days before the foundation concrete is poured. It is a thorough inspection to include form boards, steel or post-tension cables, footers/beams, hold-down hardware, grounding wire, pressure gauge readings, chairs and moisture barrier.

    • Duplex/Fourplex Inspection

      This inspection is for persons buying or selling a multi family home to determine its current condition with respect to structure, systems, functionality and safety. There is determination with respect to firewalls between units and multiple sets of appliances, water heaters, electrical service panels, heat and air equipment. Note: Pools, septic, termite and irrigation system inspections can also be arranged and/or performed by Careful Home Inspections at the same time as the home inspection. These ‘specialty’ inspections cost extra and are priced for you on the website under the “Pricing” tab.
